First Light is the vision of Andrew McLane, who was born and raised on Vancouver Island, and has lived in the Parksville/Qualicum Beach area for almost 28 years. He found his passion for real estate early in life, obtaining his license in 2004 at the young age of 19. Do they have warranty?
YES! All homes at First Light at Marine Drive in Ucluelet, BC come with a full 2-5-10 year warranty, starting at the time of occupancy.

NO, NEVER ! Once placed on a permanent foundation, these MODULAR homes are there to stay.

Are these strata?
NO THEY ARE NOT. This is 100% freehold ownership; you own the land and building. No other fees other than your regular municipal fees.
What, exactly, is a modular home?
A modular home is one that is built indoors in a factory-like setting. The finished products are covered and transported to their new locations, where they are assembled by a builder. A modular home is not a mobile home; it is simply a home that is built off-site, as opposed to on-site. These homes are often called factory-built, system-built or prefab (short for prefabricated) homes.Modular and manufactured homes are not the same. Manufactured homes are not placed on permanent foundations. Manufactured homes, sometimes referred to as (but are not always) mobile homes, can be moved from one location to another. There are specific laws and regulations regarding these relocations.
How is a modular home assembled?
A factory-built home starts out as sections that have been built in a climate-controlled area. The finished sections are transported to the building site and then assembled with cranes. This process resembles a child building with Lego blocks. Modular homes cannot be moved after they have been placed and set on their foundations.If you are designing your own home, it’s important to ask specific questions, as each manufacturer operates under a different set of guidelines. Modular homes offer hundreds of personalized features that include (but are not limited to) ceramic floors, solid-surface countertops, various cabinet styles and wood species, exterior finishes, plumbing fixtures, etc. You can essentially customize your home.

Energy Efficient FactoriesClimate controlled factory building procedures ensure optimal insulations and vapor barrier installation. This provides a better insulated product that requires less energy to heat and cool.Reduced Construction TimeManufactured homes arrive in one or two sections that are 85 percent complete. This allows for greater efficiencies as the construction time frame is reduced by at least 80 percent, as are pollutants such as fuels for compressors and equipment, toxic adhesives and the general impact on the surface surroundings and neighbouring areas.Better Waste and Disposal RecyclingManufactures buy large quantities of lumber and other materials, much of which is ordered to exact requirements, thereby reducing waste. Of the waste that does occur in the build, there is 50-70% less than when building on-site and can readily be recycled or disposed properly.Single Location EfficiencyWith the off–site home being built in one location, all materials for the home are shipped to the location, significantly reducing vehicle use, noise, pollution and other impacts in the area where the home will be situated.
